Cellars and things (FALC)

Need some ball park figures and as you know I'm useless with this sort of stuff!
New pad has a converted basement with light, power and heating and plumbing. Two rooms that are perfectly usable but the only entrance is via an external door. There is the space in main house to drop a staircase (probably spiral) into the cellar so it then becomes part of the main house.
What do you think i'd be looking at cost wise?

Spiral, whilst lovely take up way more room than you think...
Otherwise it's how long is a piece of string - depending on quality of finish etc.
I can do it for about 600 all in but all I'll be doing is cutting a rough hole and buying you a ladder. That is to say selling you my old ladder and buying myself a newer one.
It might not meet building code.

No expert at this but you will need a building warrant and maybe planning permission and you will need a structural engineer's drawings to get that. Say £1500 in fees. Difficult to say work wise but £4k in labour if there is some structural work and a couple in materials depending on what you end up putting in. My guess would be £7,500 but it will obviously depend on just how difficult the job ends up being.

I can think of at least two friendly SE'rs who could do the drawings at mates rates / homer. I'm sure a few of us could help out with some cheap labour.

I'm not sure i want the house that SE built, regardless of how cheap it is
At least now i can go to mrs donkey and say "it's anywhere between £600 and £7500"
....im my head i was thinking it would be under £10k but had no idea other than that. Guess we just need to get the keys and then start speaking to some people.
And maybe selling a kidney.
Or a leg.

How are you going to learn if you don't just try?
I've used this bloke a few times after our previous joiner selfishly emigrated. Very professional, excellent quality finishing joiner. Had the inevitable snags for him to fix and he has always come straight back and dealt with them (which for me is always a big thing, everyone leaves snags but some builders never return once they've been paid).
