Just had a call on my mobile from Patch Property the new estate agents hailing from Paisley that are springing up everywhere.

Voice : Hello is that Mr Donkey *

Yes : Yes it is

Voice : i'm calling regarding flat 2/1 [snip] I understand you put in an offer of [embarrasing sum of money] on this property.

Me : Yes, that was 10 days ago and it was rejected

Voice : Well I'm delighted to tell you that my client has decided to lower their asking price and is willing to accept your offer.

Me : Well i'm afraid you will have to tell your client that they are too late as i bought an identical flat 2 blocks away from your client for £4k less than their reduced asking price so I'm not interested.

Voice : Silence

Me : You are aware it valued at £10k less than your client is wanting aren't you.

Voice : [long silence] ummm errr yeah i think that's on the notes

Me : Oh and that the virtually identical flat downstairs from your client went for £9K less than your client's asking price

Voice : [shorter silence] oh umm no I didnt know that.

Me : Well that's probably why no-one has bought it yet.

Voice : [back to the long silence again] Oh ummm errr ok then thanks for your help.

It be funnier if i hadnt spent £250 on a mortgage valuation on the f*cking place on the basis that "my client wouldnt accept anything less than X pounds"

Got it valued.

Offered X pounds and they f*cking said - nah we want the full asking price.

Grrrrrrrrrrrrrr

Anyway i got the last laugh and any mature individual will tell you that's much more important than saving money 8) :lol:

Oh and while im on the subject not only do patch give out spectacularly bad advice they also only have one staff member per office and thus close at lunchtime.

This means it's impossible to hold of them to arrange a viewing, make and offer or even just speak to someone. My lawyer eventually had to send them a fax saying "please call me". I dont imagine they tell you this when you talk to them about selling your property.

Personally i'll be handing over 1% plus £250 "marketing fee" to ReMax and i'm more than happy to do that for the service i got.

You do indeed get what you pay for :lol:

Sounds like a good result for you. :D

We just sold a property in Whitelees,Cumbernauld (completes on Friday) and started off with ReMax. Have to say it was not a good experience and we ended up dumping them.

There were a couple of issues with the Cumbernauld estate agents but absolutely nothing compared to ReMax.

I think the problem AND the benefit of REMAX is the self employed business model.

My agent (Lorraine Wilkinson in Hamilton) was amazing and did all the viewings for me, gave me regular updates by text and gave me good solid advice.

In contrast a local agent had to call me for directions to my house. Not the best start :lol:

Intersting reading.

We are about to put our house on the market and currently considering estate agents/soliciters etc.

So far its:

Remax - too many horror stories to be interested
Estate agents - dont seem to have lots of people banging down the door
Soliciters with ESPC facility - seems the winner so far.

Would welcome feedback from past customers in the West Lothian area.
Or even better why not buy my house? Its lovely and I'm just finishing the weeding so its in move in condition. :)

I used an ESPC firm to sell my flat in Edinburgh. I felt that the ESPC "open viewings" on Thurs and Suns meant that you were doing most of the legwork r.e. showing folk etc.

However, unlike Glasgow, ESPC seems to have the more for sale in the Burgh than the estate agents, and the conveyancing in-house went very smoothly.

I think they all talk pish though, regardless.
