ok, my mates an architect and i am getting building warrant/planning drawings done at the moment which will require structural engineer input, once they are in sufficiently detailed i will fire them over for a quote

No smell of margarine! Thanks John, we are on coal and logs at present with an open fire, but happy to look at an alternative.
At the moment we are buying coal by the tonne on line, and logs by the trailer load locally.
