Electrics in Home & HIP's
Electrics in Home & HIP's
Does anyone know if an old style consumer unit will be flagged up as a problem or fail on the new HIP reports that are required when selling a house these days? By old style I mean the sort that use fuse wire. Certainly not RCB & MCB, 17th Edition etc.
Once had a '2006 Lotus Europa - bit more power version' but it leaked real bad!
I'm the unluckiest guy in world when it comes to cars, the last 12months being proof of that!! Why couldn't I just love uncomplicated things instead........................?

Re: Electrics in Home & HIP's
Going by what you've said I imagine your DB to be around 30/40 yrs old ??? This also means your cabling is of similar age (unless someone rewired without upgrading the board
)
Do you know if it's wired in Twin + Earth grey sheathed cable or is it single core cables (VIR cabling) contained within a conduit style tube arrangement ?
I believe the HIP Report requires a test sheet for the electrical installation (I'm involved in commercial work so not 100% ! May be triggered by the age of an installation ?), this takes into acount the condition of the DB, the condition of the switches/sockets etc. it serves and also the test results of earth loop impedance and insulation resistance tests (integrity of the cabling basically).
You'll probably find that you're DB is acceptable, aslong as it's not damaged in anyway and depending on your cabling and assuming no ones butchered existing circuits for add ons, it should be acceptable also.
Like I say I've not been involved in the domestic scene recently but this is my take on it.

Re: Electrics in Home & HIP's
All the cabling is twin core + earth grey stuff. I think the place was re-wired before it was replastered but the fusebox bit wasn't upgraded (for some reason). There is still a number of the old wires around but they are not connected to anything, just still in the walls, under the floors etc in some places. Is it worth taking those away (where I can easily without ruining the plasterwork)? It all seems ok to the untrained eye, just that the fuse box is old. Sounds like it probably won't be an issue then. Thanks CSK.

Re: Electrics in Home & HIP's
I wouldn't bother removing redundant wiring, anyone testing wouldn't bother too much as long as the circuits achieved the relevant readings/results and the DB was in good condition. Just because the boards a number of years old and based on an old safety arrangement doesn't make it a fail.
No worries

As above it should be okay , give us a shout if you need it replaced

Re: Electrics in Home & HIP's
Thanks CSK. I appreciate the help.

I certainly will if I need it, mate. You're obviously a useful person to know then!!!!Jamie84 wrote:As above it should be okay , give us a shout if you need it replaced
