Moray is in population decline and planning there is a walk in the park compared to Aberdeenshire. If you need it at all.
You can build anything ultimately but like all things, budget is king. What do you want from the room, maximum space, view, warmth or somewhere in the middle?
I would get a quote for your driveway as well btw

Decided to look into this further, so have three Companies coming around for a survey, Monarch Developments Sauchen, CSJ, and Thistle. I will see what they come up with and get an idea of costings for a sun lounge, then give Carol Small a call as recommended by istoo as she is just a few miles down the road.
CSJ are first on Thursday, anybody heard of them or had any dealings.

Personally i would go architect & builder myself.
I had Gary Fowlie do our rear steading conversion (130k)... Ultimately I cannot recommend him and his team. Not cheap, never on time, messy and very poor communication throughout. Still solving problems 5yrs on such as Windows not being installed or insulated or sealed right. The trades people he used were good, but they were often fed up or pissed of as never paid on time and hence down prioritised my build accordingly (even though I had paid).
Similar feedback on two other builds locally to me too.

Post work, I fall in a similar category to jam. GF team are good but poor communication and poor planning made the timeframe double for same workload, and I paid on time. That annoys me.
However, Do understand that my roots are in architecture,
always expect some form of guidance and steering with builders, if you don't engage an architect for the build you are expecting a builder to translate your desires.
However quality of work was good. GF was a second suggestions as I couldn't get Andy Morrison from rothiemay. Andy I trust. Anything else ask me in a PM.
Monarch in sauchen, interesting wonder if it's a kirkwood spin off.

I used to sub contract to both kirkwood homes and monarch developments.... These are in no way linked. I would recommend monarch and still put there name forward to people. They are a father and son family business run by John and Darren Esslemont who cover all aspects of a build including the design.
I'm no longer liked to either as I'm no longer involved with the building industry.

CSJ called this evening Mark, and were able to give me a ballpark figure which has knocked it on the head.
He works on £2.5K/sq m so for even a smallish size of 4 x 4 that would work out at £40K, which is way out of site for appreciating the view in the setting sun.

Fook Tut, that's mental... we do full design and build inc permissions, electrics, plumbing, flooring, and decorate, full start to finish service at roughly £1650/m2

I'll second that emotion...waaaay over what you should pay for a reasonable job. Most of the recent ones I've done have come in at between £1200-£1800/m.sq, depending on spec...

I had a sun room design and built by Bon Accord Glass in 2009. They worked off design sketches that I did, which included a cathedral roof, a large chimney breast for housing a wood burning stove and laminated flooring with electric under floor heating. The slab dimensions are 7.3m long by 5.8m wide. The cost per square meter was £1,180.
From memory I think the addition of the chimney added £4,000 - £5,000, excluding the cost of the stove etc.
The workmanship from BAG was excellent with the build completed on plan in 10 weeks. Throughout the build I had some input, with only two points of concern noted. Each point being swiftly addressed to my satisfaction.
I can't see inflation over the last 6 years adding 100 percent to the bill, so unless your sunroom is very highly specified i agree the quote is OTT?
The chap I dealt with was Ian MacDonald. Not sure how far they work outside of Aberdeen, but it could be worth a call.

That's nuts tut... My 30m2 lounge extension is coming in at 25k although I'm building it myself. You labour was added it would be closer to 38k

Thanks Ian, consensus seems to be that the figure given is not representitive. I was going to cancel Thistle and Bon Accord but I will let them go ahead now.
I really am only after a basic sunroom, nothing fancy as it really is for appreciating the view from as opposed to a living room. What was the final cost of yours if you take out the stove, as after TT we will forgo fossil fuels?
At the £1,000 mark it would come in at under £20K which is much nearer the point. This was the one at TT which was huge and cost £30K in 1995.
