Probably no heating as it comes off the kitchen, but will check with them on electric underfloor heating.
Lights and a couple of power points, no phone socket. Rather like this as it is full windows for the view and should also be cheaper as no wall. Third one down.

We got our windows fitted by CSJ but they were ridiculously expensive when we went back to them about a conservatory!
My in-laws had a conservatory built in Garmouth by Cairngorm Windows, my FIL use to be in the trade and seemed happy with them.

Hi Tut,
I can't find the detailed quote, my filing filing system has clearly failed me!
Assuming the chimney was £5k, the cost per sq metre falls to £1062 (based on 2009 build). Based on some quick research, construction inflation over the last six years has been around 25 percent. Not sure how reliable this is. If correct that would take the cost up to £1332 per sq metre (2015 build).
In terms of cost per sq metre I don't think in matters whether it is brick or glazing. This assumes normal windows and not expensive bifold doors etc.
It will be interesting to see what quote variation you get back. From past experience, It can be amazing how much variation you get. If you time it right and they are looking for work, you get a competitive price. If they have a surplus amounts of work, you get a very high quotes. I wonder if that is what you have just experienced.

Too dear as well, single contractor, especially a mani stream one I have seen quite daft numbers to friends and family. are you willing/ have time to help organise stuff for the build.

I had the Thistle rep around last night, spent around three hours going through the options and was very impressed with him. No hard selling or trying to add extras on, in fact the opposite.
I have gone for just over 4s/m as that fits nicely around the kitchen french doors and the cloakroom window, and glazing down to floor level so that we get the max view and also max internal size. Roofing will be red tiles to match the existing roof, highest grade Pilkington energy glass, and I have gone for sliding doors as opposed to opening ones. It includes power and lighting but we will be arranging our own heating as I can base that on what is needed when we use it as it is a viewing extension as opposed to a living one. With everything fed into the Computer it came out with £31K and initially it looked as if I could get no movement on that. He obviously wanted the sale and I honestly did not want to go through it all again, even though it was fairly painless with Gary, but he said that the only leeway he had was 5%.
He was not pushing me to sign there and then, I told him that Bon Accord were coming on Friday but I would sign now if he could make it 10%. At least he did not play the "phone the manager" game, and we shook on the 10%. However I made it clear that I would use the 14 day clause if BA came out with the same product but at 15% or more less. He was confident that would not be the case, but the cost has come out higher than some of the figures mentioned on here at £1.7K s/m. CSJ are out at £2.5K s/m, so would I be wise to get another two quotes or go with my instincts?

Send me pics of your house with running measurements across the elevation your wanting to build on and I can throw together some 3D rendered design options for you mate
and give you an idea of cost and build types required for the designs, be it a lightweight roof on conservatory, Steel portal frame with tiled roof or solid extension. My e-mail address is mwmackenzie@yahoo.co .uk. that way you can show the sales men what you want and just ask them to price it?
